The Application Process
The Cobalt Condominiums are managed by First Service Residential. All prospective tenants are required to complete two separate applications as part of the leasing process: TransUnion’s SmartMove (required by the unit owner) and the First Service application (required by the homeowner’s association).
Here is how the application process works:
If you are interested in Cobalt 408, we suggest you tour the unit and the building before submitting an application. Given the application fees ($47 for SmartMove and $78 for First Service), you should first visit the property to be certain you want to live here. To set up a tour, call (612-486-2575) or email (Lease@Cobalt408.com).
Assuming you like the unit and want to apply, Cobalt408 will send you a link to the SmartMove application. The cost per applicant is $47. We encourage you complete this first to avoid unnecessary fees. Our screening criteria complies with all applicable federal, state and local fair housing laws, including the Minneapolis Renter Protections Ordinance
Once you pass our screening, each applicant will submit the the First Service Tenant Application Form and pay the application fee of $78 (which goes to First Service, not the owner). If you want a copy of your application, First Service can provide it here: secure.rentalhistoryreports.com/Applicant/. The application process can take 5-10 days.
Once both applications are approved, we will reserve the unit for you and then provide you a lease as well as the lease addenda required by First Service and the Cobalt HOA.
Once we finalize and sign the lease, you can set up a move-in with the Cobalt’s onsite management team.
